They are right. A Designated Substances Survey is the owner's legal obligation before a project, and it is what lets the work begin on schedule. We produce independent ones that hold up to a tender.
Treat vermiculite as suspect until tested, and do not disturb it. It needs a multi-point protocol, and if positive, remediation is a five-figure job, which is exactly why you confirm it first.
Then don't get one. Get a test from a company with no abatement crew and nothing to sell but the accredited-lab result.
Leave it up. After an indoor Type 3 removal, O. Reg. 278/05 requires clearance air testing inside the enclosure, and every sample has to read 0.01 fibres per cubic centimetre or lower before the barriers can come down. We did not do the removal, so the people marking the test are not the people being graded. What a real clearance certificate has to show.
That's the whole price of knowing, published up front, which almost nobody in this market does. A Designated Substances Survey for a larger or commercial building runs $1,500 to $5,000+. Abatement, if the lab says you need it, is a separate licensed contractor cost, and we give honest ranges so it is never a blank cheque.

Do I legally need an asbestos test before renovating in Ottawa?
For construction, renovation, or demolition that could disturb asbestos in a building of the relevant age, Ontario O. Reg. 278/05 requires the material to be identified first, and the duty falls on the owner and constructor. Contractors will generally require a report before they touch it.
How much does asbestos testing cost in Ottawa?

Do you remove the asbestos?
No, and that is deliberate. We test and survey only, so our findings have no sales agenda. You take the report to any qualified abatement contractor you choose.
How long does testing take?

What method does the lab use?
Bulk samples are analyzed by polarized light microscopy (PLM) at an accredited laboratory with documented chain of custody. Air and clearance samples use PCM or TEM depending on purpose.
Are you an asbestos testing lab?
No. We are the independent tester: we take the samples, and the analysis is done at an accredited laboratory, with the lab certificates attached to your report. A lab on its own gives you a result on whatever you send it. We make sure what gets sent meets the sample counts Ontario sets for each material.
Is there free asbestos testing in Ottawa?
Free testing is usually offered by companies that also sell removal, and the free visit is how they get to quote the abatement. We charge for the test, from $150 for a single material, so the result is the only thing we are selling.
Do I need a test before popcorn ceiling removal?
